Begin with a consistent comparison

Compare offers using the same loan amount and repayment term. Otherwise, a smaller monthly payment can reflect a different structure rather than a better fit. Ask which figures are confirmed and which depend on remaining application or property checks.

Read what happens later

The initial rate period may be shorter than the full mortgage term. Ask how the rate is determined after that period, how often it changes and whether a minimum rate applies.
