Turn the schedule into a calendar
An off-plan purchase can involve several payments before the home is ready. List each amount, the date or milestone that triggers it, and the funds you expect to use. Include charges outside the purchase instalments so the calendar represents the whole commitment.
Check the assumptions behind the plan
Some funds may already be available; others may depend on a future event. Be clear about that difference. A developer payment plan is not the same as a lender commitment. If you expect financing at a later stage, discuss the particular project and your circumstances rather than assuming that future funding is assured.
Read the agreement alongside the calendar
Review the specification, delivery provisions, payment instructions and what the contract says about changes or delays. Ask about project registration and verify the recipient before making payments. Use the relevant official authority and qualified advisers to clarify questions specific to the project and agreement.
Leave room for uncertainty
Consider how your plan would cope if your income, expenses or timing changed. Keep enough flexibility for the costs of handover and starting to use the home. A clear calendar cannot remove uncertainty, but it helps you identify the questions that need answers before booking.
